I will guide you through your entire home buying process to ensure you find your right home, at the best price and keep legally protected.
Step 4. Secure Your Dream Home
Once you are ready to make an offer, I will provide you with detailed information (including, past sales, current listings and market conditions) so you can confidently select your offer price. I will also provide guidance on your deposit amount, dates (adjustment, completion and possession) and subject clauses. The type of clauses to include can change depending on market conditions, whether there are other offers and your goals. I will ensure your contract is legally enforceable.
It is important to have a skilled negotiator on your side. I will be in your corner and will present your offer to the listing agent and seller in the best possible light. I will be firm without alienating the seller and find creative solutions to hurdles.
Once you have an accepted offer, you have a set period of time to conduct your due diligence, finalize financing and remove subjects. I will provide you with the documents for apartments which typically include title, strata minutes, bylaws and rules, financial statements, property disclosure statement and engineer reports. I will go the extra step of carefully reviewing them myself and providing you my thoughts.
I will also attend your home inspection. If the inspection reveals items that require correction, I will work to negotiate an acceptable solution with the seller.
If you choose to remove subjects, the deal becomes firm. With a firm deal, I will ensure all required legal documentation is transmitted to legal and governmental bodies. I will assist with solving last minute problems. On your completion date, money and title to the home are exchanged.
